HOA - What is it really?

That is a great question. The purpose of a home owners association is to provide a common basis for preserving, maintaining and enhancing the neighborhoods homes and properties. Most homeowners' associations are non-profit corporations. They are subject to state statutes that govern non-profit corporations and homeowner associations. The associations provide services, regulate activities, levy assessments, and impose fines. Usually, each member of a homeowners association pays assessments. Those assessments or dues are used to pay for expenses that arise from having and maintaining common property.

HOA - What does the HOA board do?

The HOA Board of Directors are volunteer homeowners agreeing to a 2 year service term. The board does the following:

  • Manages and enforces the development covenants

  • Maintains the common amenities (pool, entrances, clubhouse, tennis courts)

  • Manages the budget and reserves

  • Holds monthly meetings to discuss issues, concerns and/or make necessary business decisions

  • In conjunction with our management company, they work with vendors for security, landscaping, pool maintenance, clubhouse maintenance, etc.

  • In conjunction with our management company, communicates with homeowners

HOA - What does the management company do?

Another great question! The board is comprised of homeowner volunteers. Most of these volunteers hold full-time employment, have family obligations and are highly connected to the outside community through other volunteer services. Running an HOA is very similar to running a small business and that's where the management company comes into play. Our management company helps us

  • Enforce covenants by doing the monthly property inspections

  • Prepare our budget

  • Pay our bills

  • Set up and maintain contracts for vendor services (landscaping, electricians, security, etc.)

  • Connect with homeowners regarding various different things

  • Complete all administrative tasks from mailings to homeowner databases to prepping for our annual membership meeting.

They play an important role but sometimes get a bad rap such as the "violation letter senders". There is much more to the relationship and it really helps those who volunteered their time to be board members to help keep things running smoothly. 

Pool Access - How do I get a pool gate key fob?

Contact Main Street Management for pool gate fobs. To request fobs.  704-255-1266.

  • Replacement fobs are $25 each

  • Homeowners must be current on HOA dues and without any fines for fob to be activated

  • Fobs are deactivated for late dues, unpaid fines, and expulsion from the pool for disciplinary action.

Street Lights, Sidewalks and Streets - Who repairs them?

Street lights, sidewalks and streets are all owned by CharMeck. Any repairs for cracked or uneven sidewalks, potholes in the street or street lights that are unlit should all be reported to 311 Services and do not require HOA board assistance.

Tennis Courts

The tennis court gate is operated with your FOB used for pool entry. If you need a new FOB or replacement, contact Main Street Management. Replacement FOBs are $25 each.

Trash and Recycling - When is pick-up?

  • Trash pick-ups are every Friday.

  • Recycling pick up is on alternating Fridays.

Our neighborhood includes ~400 single family homes. We have 4 entrances 3 on Mt. Holly-Huntersville Rd. (Camden, Kingsbridge and Rosedale) and 1 on Harris Blvd (Avondale).
